Buyers in Snyderville Basin are hearing a lot about new development right now, and most of the coverage is about projects that have cleared a planning hurdle rather than projects you can buy into. Those are two different things. The useful question is not what has been approved — it is what is actually for sale, and what is still years away.

Both answers are below, and the inventory numbers come from the Park City MLS rather than a press release.

This is the question the development coverage tends to skip. As of September 30, 2026, the Park City MLS showed 45 active new-construction listings in the Snyderville Basin area and another 60 under contract. Fifty-two new-construction homes have already closed here between January 1 and September 30, 2026, at a median of 49 days on market and an average of 101.5% of original list price — new construction in the Basin has been selling at or slightly above the price it was first offered at.

The active listings run from a $339,000 studio condominium in Canyons Village to a $19,500,000 home, with a median list price of $4,249,000. That median is high because the Basin's new-construction inventory is weighted toward the luxury end, not because the entry points do not exist. They do:

  • Silver Creek Village — six new-construction single-family homes, all built in 2026, listed from $969,000 to $1,345,000 (median $1,034,625).
  • Discovery Ridge — seven new-construction single-family homes listed from $1,850,000 to $2,395,000 (median $2,350,000), several of them 2027 completions.
  • Canyons Village — studio and one-bedroom condominium inventory starting at $339,000.

Worth noting, because it cuts against how these projects are usually described: Silver Creek Village and Discovery Ridge both appear on Summit County's housing page as in-progress affordable-housing projects. That does not mean every home there is deed-restricted or unavailable. Market-rate homes in both communities are on the open market today. Always confirm whether a specific unit is deed-restricted before you get attached to a price.

The wider Basin market is carrying about 6.9 months of supply, which reads as a buyer's market. If you are shopping new construction here, you have more leverage than the development headlines suggest.

Junction Commons: approved, but not yet under construction

Junction Commons received unanimous Summit County Council approval on September 8, 2026 for a mixed-use redevelopment of the former Outlets Park City site bringing 370 residential units to Kimball Junction, with 220 of those deed-restricted — 188 at roughly 80% of area median income and 32 at roughly 60%. According to The Park Record, it is the first project to use Snyderville Basin's neighborhood mixed-use zone.

The plan was scaled back from an earlier proposal of 433 units to 370, a reduction of roughly 15%, while the affordable component went up from 205 units to 220. That trade — fewer homes, more of them restricted — is the shape of the deal the county was willing to approve.

The approval is meaningful, but it is not a construction start. A legally binding development agreement still needs to be executed before any building begins. Altus Park City: 885 units, phased, timing tied to road work

Altus Park City is the new name for the Kimball Junction development formerly known as the Dakota Pacific project. The developer, Dakota Pacific Real Estate, rebranded itself as Six Ridge Partners in March 2026 and renamed the development Altus Park City at the same time. Six Ridge is the company; Altus is the project.

Altus is planned for 885 total housing units across multiple phases. In August 2026, the Snyderville Basin Planning Commission approved a preliminary subdivision plat dividing part of the property into six lots, each intended to support a separate phase, according to TownLift. Those phases include market-rate housing, affordable housing, senior living, medical uses and community space. The first identified affordable phase carries 155 units. A market-rate phase is planned on a separate lot, but available reporting does not establish a confirmed unit count, builder, pricing or construction start date for it.

One detail buyers should not overlook: Altus's development agreement ties additional housing permits to funding and construction milestones for Kimball Junction transportation improvements. The pace of home releases therefore depends partly on Utah Department of Transportation lane-addition work, not just on the builder's schedule. Verify the current infrastructure status for the specific phase you are considering, not just the overall project name.

Silver Creek: two proposals, including an age-restricted neighborhood

Silver Creek has at least two distinct planning concepts advancing in 2026, and they are easy to conflate.

Crossroads at Silver Creek. A proposal reviewed in July 2026 and listed on the Utah Public Notice Website sought approval for approximately 66 townhomes, 4 apartments, 20 affordable housing units and 32,000 square feet of retail or commercial space at roughly 7131 North Silver Creek Road. It was subject to rezoning and further county action at the time of reporting, so treat it as a proposal rather than inventory.

The 55-plus for-sale neighborhood. A separate Silver Creek proposal for residents aged 55 and older advanced from the Snyderville Basin Planning Commission to the Summit County Council in September 2026, according to The Park Record. It includes 74 for-sale residential units, 30 of them proposed as affordable, plus commercial and indoor amenity space. Final approval and construction timing were not confirmed in available reporting as of late September 2026.

If age-restricted housing is relevant to you, this one is worth tracking closely. The Park City MLS currently shows no active or pending age-restricted listings anywhere in Snyderville Basin, so a for-sale 55-plus neighborhood with an affordable component would fill a gap the resale market does not currently serve.

Summit County's affordable housing pipeline, in context

Summit County's housing page reports more than 1,200 affordable housing units countywide, with 581 units in in-progress projects: 37 at Promontory, 45 at Discovery Ridge, 169 at Canyons Village Management Area and 330 at Silver Creek Village. Two caveats matter for a buyer.

First, that is a countywide figure. Promontory and Canyons Village are different submarkets from Silver Creek, and lumping them together tells you little about any one neighborhood. Second, as noted above, "in-progress project" does not mean "nothing for sale" — Silver Creek Village and Discovery Ridge both have market-rate new construction listed today. Treat the county figure as a pipeline indicator, then check the MLS for what is actually available.

What to ask before you reserve a new-construction home

The pipeline is real. The timing is rarely what a builder's marketing materials suggest. These are the questions I walk every buyer through before they get attached to a project.

  • Does this phase have final subdivision and building approvals? A master plan approval is not a building permit. Ask for the specific phase's entitlement status.
  • Have the infrastructure conditions been satisfied? At Altus, additional permits are tied to transportation milestones. Confirm whether those conditions have been met for your phase.
  • Is this unit for sale, rental or deed-restricted? Many units in these projects are not available to a market-rate buyer. Clarify before you spend time on a project.
  • What does the reservation process look like, and what happens to your deposit if the schedule slips? Get it in writing. New-construction timelines move.
  • Does the quoted price include the lot, structural options and finish upgrades? Base prices are rarely what buyers pay at closing. Know what is included before comparing against resale.
  • What are the HOA fees and any special district assessments? Master-planned communities in Summit County often carry community facility district or special assessment district obligations separate from HOA dues.
