Getting Around

East Village is roughly 6 miles from Park City's Historic Main Street, a 10 to 15 minute drive via UT-248 or US-40. Heber City is approximately 10 to 15 minutes south. Salt Lake City International Airport is 40 to 45 minutes in normal traffic. The Wasatch County location gives East Village a different orientation than legacy Deer Valley—it is as close to Heber Valley services as it is to Park City's resort corridor.

Is East Village Ski-In/Ski-Out?

Yes, via the East Village Express Gondola, which opened in January 2026. The gondola spans nearly 3 miles and rises 2,570 vertical feet from the East Village base to Park Peak, where it connects into Deer Valley Resort's existing lift network—providing access to the legacy terrain at Silver Lake Village, Bald Mountain, and Empire Pass in addition to the new Mayflower terrain. Cabins hold 10 passengers, depart every 12 seconds, and feature heated seats and floor-to-ceiling windows; the ride to the top takes approximately 15 minutes. Properties at the base village are effectively gondola-adjacent, with ski-out from the village base and ski-in upon return via the gondola. Deer Valley's skiers-only policy applies across the entire expanded resort, including East Village terrain.

Are Short-Term Rentals Allowed in East Village?

East Village is in unincorporated Wasatch County, which applies different—and generally more permissive—STR regulations than Park City's city ordinance. Most East Village developments are designed with rental income in mind; STR is generally permitted subject to individual HOA documents and Wasatch County licensing requirements. The Grand Hyatt Residences operate a managed hotel rental program, integrating owner use with hotel bookings and guest services. Marcella, Cormont, and other projects allow rentals per their CC&Rs. Wasatch County's specific licensing requirements are still evolving as the community builds out—verify current rules for the specific address before purchasing for income.

Schools—Wasatch School District

Deer Valley East Village is in Wasatch County and assigned to Wasatch School District, not Park City School District. Assigned schools for the area include J.R. Smith Elementary or Heber Valley Elementary, Wasatch Middle School (Heber City), and Wasatch High School (Heber City). Buyers who will be full-time residents with school-age children should verify current attendance zone boundaries with Wasatch School District directly.

Deer Valley's New East Village—The Expansion Story

Deer Valley East Village represents the most ambitious ski resort expansion in the United States in more than four decades. At full build-out, the Mayflower terrain adds approximately 3,700 to 4,700 acres of predominantly north-facing terrain, 16 new chairlifts, and approximately 130 new ski runs—roughly doubling Deer Valley Resort's total skiable acreage to 6,000+ acres across 37 lifts. Eight hotels are planned for the East Village base, of which the Grand Hyatt is open and Canopy by Hilton is expected in summer 2026. The Four Seasons and Waldorf Astoria hotels are under construction with openings planned for 2027 and 2028 respectively. The expansion is also positioned as a key component of Salt Lake City's hosting of the 2034 Winter Olympics.

The Deer Valley Resort expansion, which includes East Village, is positioned as part of the venue infrastructure for the 2034 Winter Olympics in the Salt Lake City region. The expanded Deer Valley terrain and the East Village base area are expected to serve as Olympic venues. The Games are approximately eight years away; buyers should evaluate the property on its current and near-term merits, with the Olympic context as a longer-horizon factor.
