Hideout

About the area

Hideout is one of the most established residential communities in the Jordanelle corridor—an incorporated Wasatch County town that voted to incorporate in June 2008 and sits on the ridge directly above the eastern shore of Jordanelle Reservoir. Where most of the Jordanelle market is defined by rapid new-construction activity, Hideout has an existing neighborhood fabric: winding streets with established hillside homes, panoramic views of the reservoir and the Wasatch Range, and a short commute both to Park City's Historic Main Street and to Deer Valley's East Village gondola base. The town includes several named sub-areas—Golden Eagle, Deer Vista, and Sage Hen among them—ranging from established view lots to newer custom builds. Black Rock Ridge, the corridor's most established short-term rental community, sits within or immediately adjacent to Hideout and is anchored by Black Rock Mountain Resort, a ~197-unit condo-hotel with year-round resort amenities and a newly opened NHL-size ice rink and event center.

Living in Hideout

Amenities & Lifestyle

Hideout's ridge position delivers some of the most dramatic views of any residential community in the Jordanelle corridor—sweeping panoramas of Jordanelle Reservoir, the Deer Valley ski terrain, and the Wasatch Range are the defining characteristic of the town's real estate. Jordanelle State Park, minutes away at the Hailstone Recreation Area, offers a full-service marina with boat ramps, kayak and paddleboard rentals, swim beaches, and campgrounds. The Black Rock Mountain Resort anchors the Black Rock Ridge sub-area with year-round resort amenities: a heated outdoor pool and hot tubs, a fitness room, sauna, bar and restaurant, and a newly opened NHL-size ice rink and event center that serves as a community hub for hockey, skating, and events. As Deer Valley East Village matures along the western shores of the reservoir, additional resort-level dining, retail, and mountain activities are taking shape. Heber City, approximately 15 minutes south on US-40, provides full grocery, medical services at Intermountain Health, and a commercial core. The Provo River tailwater below Jordanelle Dam is a Gold Medal trout fishery accessible in under 20 minutes.

Getting Around

Deer Valley East Village's 10-passenger gondola base is a 5 to 10 minute drive from most of Hideout. Park City's Historic Main Street is approximately 13 to 20 minutes west via US-40 or SR-248. Salt Lake City International Airport is 42 to 55 minutes via US-40 and I-80 through Parley's Canyon—the route is mostly freeway and generally reliable year-round, though Parley's Canyon slows during peak ski weekends. Heber City's full-service commercial core is roughly 15 minutes south on US-40. Park City Mountain Resort (Epic Pass) is about 20 minutes via SR-248 / SR-224.

Black Rock Ridge & the Nightly-Rental Story

Black Rock Ridge is Hideout's most prominent STR-oriented sub-community and one of the most established short-term rental addresses in the entire Jordanelle corridor. Townhome floor plans—Juniper (3 bed/3.5 bath), Sage (3 bed/2.5 bath), Aurora, and Sunfire (4 bed/4 bath)—start in the $1.1M range. The adjacent Black Rock Mountain Resort adds a condo-hotel layer: approximately 197 condominium residences, 350 to 4,500 sq ft, priced from around $450K for a two-bedroom to $950K and above for three-bedroom configurations. Both communities carry nightly rental zoning; owners who book stays under 30 days are required to work with a professional rental management company. The NHL-size ice rink and event center, which opened in late 2025, adds a year-round draw that supports occupancy outside the ski season.

Are Short-Term Rentals Allowed in Hideout?

Hideout has its own municipal short-term rental ordinance, separate from Wasatch County's framework. The town adopted STR regulations (Ordinance 2022-O-05) governing definitions, licensing, and operational requirements. Black Rock Ridge and Black Rock Mountain Resort carry nightly rental zoning and permit STRs with a professional rental management company for stays under 30 days. STR permissibility varies by zone and specific parcel within the town. Always verify current Hideout municipal ordinance status, any HOA restrictions, and Wasatch County transient room tax requirements at the specific address before purchase.

Schools

Hideout properties are served by the Wasatch County School District. The elementary feeder is J.R. Smith Elementary. Deer Creek High School—Wasatch County's first new high school in more than 100 years, built on Midway Lane to serve the rapidly growing Jordanelle corridor—is on schedule to open in August 2026 for the Riverhawks. Verify the specific school assignment for any parcel with Wasatch County SD before closing.

Hideout Real Estate FAQ

Hideout's pricing spans roughly $800K to $3M and above. Black Rock Mountain Resort condos start around $450K for a two-bedroom; Black Rock Ridge townhomes begin in the $1.1M range; hillside single-family homes in Golden Eagle, Deer Vista, and Sage Hen run $1.5M to $3M+. The overall average asking price is approximately $2.05M, with a median around $550 per square foot.

Yes. Hideout incorporated in 2008 and sits entirely within Wasatch County. Properties are served by the Wasatch County School District, which includes J.R. Smith Elementary and, beginning August 2026, the brand-new Deer Creek High School (mascot: the Riverhawks)—Wasatch County's first new high school in more than 100 years, designed to serve the rapidly growing Jordanelle corridor.

Hideout and the Black Rock Ridge corridor are approximately 42 to 55 minutes from Salt Lake City International Airport via US-40 and I-80 through Parley's Canyon. Drive time varies by exact location within the town and by traffic; the route is mostly freeway and is reliable year-round, though Parley's Canyon can slow during peak ski-season weekends or following heavy snowfall.

Hideout, East Village, and Tuhaye each occupy different niches in the Jordanelle corridor. Deer Valley East Village delivers ski-in/ski-out at the gondola base but at the top of the market ($2M-$5M+) in a still-maturing resort village. Tuhaye centers on a private Tom Fazio golf club and gated estate lots—a distinct club lifestyle. Hideout sits between them: established hillside views, a broader price range, STR-friendly options in Black Rock Ridge, and a short drive to both the gondola and the reservoir, without the initiation-fee or ski-base premiums.
