Tuhaye (pronounced "Too-Hi") is a master-planned private community occupying roughly 1,400 acres on elevated terrain above the eastern shore of Jordanelle Reservoir in Wasatch County. The community sits within the Hideout area along the US-40 Jordanelle corridor, placing it approximately 15 miles from Park City's Historic Main Street, 10 to 15 minutes from the new Deer Valley East Village, and about 5 minutes from the reservoir itself. Roughly 700 total residences are planned when the community is complete. The current inventory spans Talisker-branded townhomes from approximately $1.5M at the entry level, cabin-style and single-family homes typically between $3M and $8M, and large-lot custom estates that reach $10M and above. The median list price sits at approximately $6.70M, or about $1,174 per square foot—reflecting meaningful value relative to Deer Valley ski-adjacent alternatives.
Amenities & Lifestyle
Tuhaye's amenity infrastructure centers on the Talisker Club and the community's own on-site facilities. Within the gates, residents enjoy a golf practice facility, a clubhouse with dining, a fitness center, a pool, and a network of trails that wind through the property's open space and along the fairways. The elevated site produces sweeping views—Jordanelle Reservoir, Mt. Timpanogos, Deer Valley ski terrain, and the Uinta range—that frame outdoor living throughout the seasons. Summers bring hiking, mountain biking, and paddleboarding on Jordanelle; winters bring access to Deer Valley and other nearby resorts through the Talisker Club ski program.
Getting Around
Tuhaye is situated off the US-40 Jordanelle corridor, the primary route connecting the Heber Valley to Park City and Salt Lake City. Park City's Historic Main Street is approximately 15 miles away, a 15 to 20-minute drive. Salt Lake City International Airport is roughly 45 to 50 minutes in normal traffic. The new Deer Valley East Village is approximately 10 to 15 minutes away, and Jordanelle Reservoir is about 5 minutes from the community entrance. The developing Mayflower Mountain Resort is approximately 5 to 10 minutes away. The Talisker Dial-a-Ride shuttle serves local destinations for members.
Are Short-Term Rentals Allowed in Tuhaye?
Short-term rentals are not allowed or are heavily restricted under Tuhaye's CC&Rs and HOA rules. Minimum rental periods of 30 days are typical within the community. Prospective landlords should note that renters who are not Talisker Club members cannot access club amenities—the golf course, Tower Club at Empire Pass, Courchevel Bistro, or The Outpost—which limits the practical rental pool. The 1% reinvestment transfer fee applies at resale regardless of rental history.
Golf & Club: The Talisker Club at Tuhaye
The centerpiece of Tuhaye is the Talisker Club's golf course, designed by World Golf Hall of Fame member Mark O'Meara. The course has been ranked the #1 golf course in Utah by Golfweek and earned a Top 10 New Courses nationally by Golf Digest. Membership at the Talisker Club is a four-venue private membership: the Tuhaye Golf Club course on-site; the Tower Club at Empire Pass, Deer Valley, offering ski-in/ski-out access with a private ski lounge, spa, heated pool, fitness center, and dining; Courchevel Bistro, a private members' restaurant on Historic Main Street; and The Outpost, a 1,400-acre backcountry property offering snowcat dinners and fly fishing. Storied Deer Valley, LLC has committed more than $390 million in reinvestment across the Talisker ecosystem since acquiring it in 2018.
Schools
Most Tuhaye parcels fall within the Wasatch County School District. The primary schools serving the Hideout and greater Jordanelle area include Heber Valley Elementary, Rocky Mountain Middle School, and Timpanogos Middle School, with Wasatch High School serving high school students. Deer Creek High School is anticipated to open in August 2026, adding a second public high school option within the district.
Tuhaye Sub-Areas: Dancing Sun & Overlook
Tuhaye spans a broad price range. Townhomes start from roughly $1.5M, the majority of single-family and cabin-style homes run between $3M and $8M, and large-lot custom estates reach $10M and above. The current median is approximately $6.70M, or about $1,174 per square foot. Budget for the community's 1% reinvestment transfer fee at closing, which is higher than the 0.5% common at many peer communities.
Tuhaye and Empire Pass are both Talisker Club communities, but they deliver very different lifestyles. Tuhaye is a lower-density golf community spread across roughly 1,400 acres above Jordanelle Reservoir in Wasatch County, with a wide range of property types and a notably lower price per square foot than its ski-adjacent counterpart. Empire Pass is Deer Valley's upper-mountain ski-in/ski-out village in Summit County—predominantly luxury condos and townhomes at significantly higher prices and density.
Tuhaye is exceptionally well-positioned for the ski terrain expanding along the Jordanelle corridor. Deer Valley East Village is approximately 10 to 15 minutes away—closer than most existing Heber Valley golf communities. The developing Mayflower Mountain Resort is about 5 to 10 minutes away. Among established private golf communities in the area, Tuhaye is one of the closest to both projects.
Tuhaye sits at an elevated position above Jordanelle Reservoir that produces sweeping 270-degree panoramas. On a clear day, views extend across the reservoir itself, up to Mt. Timpanogos to the south, across Deer Valley ski terrain to the northwest, and into the Uinta Mountains to the northeast. Dancing Sun and Overlook homesites sit at the highest elevations within the community and tend to capture the broadest sightlines.
Tuhaye is an established community that is still actively growing. The golf course and initial homes date to the 2010s, giving the community a proven operational track record. In 2018 Storied Deer Valley, LLC acquired the broader Talisker ecosystem and committed $390M or more in reinvestment across the four club venues. Today roughly 700 total residences are planned, with new product actively under construction across multiple sub-areas.
