Promontory was founded in 2001 by F. Francis Najafi and his Pivotal Group development company, with a vision for a self-contained private resort community of a scale Park City had never seen. Today it covers 7,200 acres—roughly 11 square miles—in unincorporated Summit County, adjacent to but distinct from the incorporated limits of Park City. The community encompasses 43 distinct sub-neighborhoods ranging from canyon-side homesites in Canyon and Painted Valley to equestrian parcels in Iron Horse and new construction in Sage Hills Estates and Golden Eagle. With more than $400 million invested in club and amenity infrastructure, the Promontory Club operates three private golf courses, a 140,000-plus square foot clubhouse campus, private ski lodges at both Park City Mountain Resort and Deer Valley Resort with daily valet shuttle service, six restaurants, an equestrian center, The Shed entertainment center, and the new Spa at Promontory that opened in the 2025-2026 season. In 2025, Promontory recorded $637 million in combined home and homesite sales volume—approximately 34 percent of all Park City home and homesite transactions.
Amenities & Lifestyle
The Promontory Club's amenity campus is one of the most extensive in the Mountain West. The Shed is the community's entertainment hub, featuring a 50-seat private theater, bowling lanes, an arcade and billiards room, and an arts studio. The Beach Club offers a resort-style sandy-edge pool with private cabanas. The Spa at Promontory, opened in 2025-2026, adds a full-service spa to the campus. Beyond the clubhouse, Promontory's Equestrian Center includes an indoor arena, private stables, and over 50 miles of managed trails. Dining options span six restaurants across the campus. Additional amenities include a snow tubing hill, catch-and-release fishing ponds, a dedicated dog park, and summer trail access across the open terrain of all 7,200 acres. Total club and community investment exceeds $400 million.
Getting Around
Promontory sits approximately 9 miles northeast of Park City's Historic Main Street—a drive of roughly 15 to 20 minutes under normal conditions. Salt Lake City International Airport is approximately 45 to 50 minutes away. The community is gated and patrolled, with access managed at the main entry. The Promontory Club operates a valet shuttle service to its private member ski lodges at both Park City Mountain Resort and Deer Valley Resort, offering a daily departure from within the community during the ski season. For Main Street dining, arts, and retail, residents typically drive down Utah Highway 224.
Are Short-Term Rentals Allowed in Promontory?
Short-term rentals in Promontory are not community-wide. Only select sub-neighborhoods permit nightly rentals, and only through the Promontory Club's managed rental program. The majority of Promontory sub-neighborhoods prohibit short-term rentals under their CC&Rs. Because restrictions are set at the sub-neighborhood level—not by the community as a whole—buyers must confirm STR eligibility with the Promontory Conservancy and Club in writing at the specific address before closing.
Golf & Club: The Promontory Club
The Promontory Club operates three private championship courses, making it one of the deepest private golf programs in Utah. The Pete Dye Canyon Course (2002) plays to par 72 over 7,690 yards with a slope rating of 142, running through rugged canyon terrain that defined the community's early identity. The Jack Nicklaus Painted Valley Course (2007) stretches to 8,098 yards at par 72 and is widely described as the most difficult course in Utah. The Hills at Promontory, designed by Forrest Richardson and opened in Summer 2024, is an 18-hole par-3 course complemented by the Cascade Green 18-hole putting course. The Golf Academy (GAP) includes a TaylorMade Fitting Center. Private ski lodges at Park City Mountain Resort and Deer Valley with daily valet shuttle access are also included in club membership.
Schools
Promontory falls within the Park City School District. Parley's Park Elementary (kindergarten through grade 5) is the primary feeder school for most Promontory addresses; Trailside Elementary serves some portions of the northern community. Middle school students attend Ecker Hill Middle School (grades 6-8). High school students attend Park City High School (grades 9-12). Prospective buyers are encouraged to confirm current attendance boundaries with the Park City School District.
Promontory Sub-Areas & Neighborhoods
The median list price in Promontory is approximately $5.01 million, at roughly $1,155 per square foot. New construction in Sage Hills Estates and Golden Eagle currently ranges from about $4.5 million to $6.1 million. Homesites and entry-level properties can come in below that range; large custom estates and canyon view parcels reach well above it. Figures shift with inventory.
Promontory assesses a 1% transfer fee on the gross sale price at closing. This fee is collected by the Promontory Club and Conservancy and is separate from any county recording fees or title charges. It is a standard line item that buyers and sellers should budget for when underwriting a transaction. The annual HOA and Conservancy assessment is approximately $3,000, with the exact amount varying by sub-neighborhood.
Both are gated, golf-anchored private communities near Park City, but they differ substantially in scale and character. Promontory spans 7,200 acres with three championship courses, 43 sub-neighborhoods, a $400M+ amenity campus including The Shed entertainment center and an equestrian facility, and over 100 active listings at any given time. Glenwild is a smaller, more intimate community built around a single Tom Fazio-designed course, with fewer homes and a quieter, lower-density atmosphere.
Promontory is approximately 9 miles northeast of Park City Main Street, placing it roughly 15 to 20 minutes by car from the Park City Mountain Resort and Deer Valley Resort base areas. The community is not ski-in/ski-out. The Promontory Club operates private member ski lodges at both resorts with daily valet shuttle service departing from within the community during ski season.
The Spa at Promontory opened in the 2025-2026 season, bringing a full-service spa to the campus. A new Design Center opened in 2026 for buyers customizing new construction in Sage Hills Estates and Golden Eagle. The Hills at Promontory, an 18-hole par-3 course designed by Forrest Richardson, debuted in Summer 2024, along with the Cascade Green 18-hole putting course. Total Promontory Club and community investment now exceeds $400 million.
