Living in Herriman

Amenities & Lifestyle

Herriman's outdoor infrastructure punches above its size for a city this young. Blackridge Reservoir offers a sandy beach, swimming, paddleboarding, kayaking, a playground, and a scenic trailhead set against the Oquirrh Mountains. Herriman Hills Trail System covers more than 1,500 acres of city-purchased open space with singletrack for mountain bikers, trail runners, and hikers—trails like Blackridge, Sidewinder, and the Diamondback Loop climb to ridgeline views of the Salt Lake Valley. Yellow Fork and Rose Canyon Trail offer shaded, picnic-friendly terrain. J. Lynn Crane Park and Plaza serves as the city's community hub: an outdoor amphitheater for summer concerts, a seasonal splash pad, a winter ice ribbon, pergolas and fire pits, and a farmers market. The Rosecrest Splash Pad serves the southwest neighborhood.

Getting Around

Herriman does not have a direct I-15 on-ramp; the primary connector to the freeway network is Bangerter Highway, reached via South Jordan to the north. The Mountain View Corridor runs along Herriman's western edge and provides a direct southwest bypass. Downtown SLC is approximately 32 minutes north; the airport is about 26 minutes—notably closer than downtown because Herriman sits southwest rather than due south. South Jordan, the nearest employment and retail hub, is 10 to 15 minutes north. Silicon Slopes in Lehi is roughly 30 to 40 minutes south via Bangerter and MVC. There is no TRAX or FrontRunner station in Herriman; UTA On Demand microtransit connects residents to the nearest FrontRunner station at South Jordan.

Fast-Growth Master-Planned New Construction

Herriman's growth trajectory is among the most dramatic in Utah. Rosecrest, the city's original master-planned community, covers more than 2,500 acres in the southwest valley and has been developing since 1999. Anthem, built by Richmond American Homes, added sub-communities including Anthem Acadia Park, Arches Park, and Yukon Park, with planned amenities and proximity to a future TRAX station. Juniper Crest occupies the eastern hillside. The 600-plus-acre Panorama master plan, approved by the city in November 2024, is developing with an infrastructure-first approach across a mix of single-family homes, townhomes, and apartments. The Commons at Herriman Towne Center, a 200,000-plus-square-foot retail and restaurant development, broke ground June 27, 2025.

Schools

Jordan School District serves all of Herriman. Herriman High School (opened fall 2010, approximately 2,784 students) occupies a 50-acre campus with valley and mountain views and also serves Daybreak (South Jordan) students. Middle schools include Copper Mountain Middle, Mountain Creek Middle, Fort Herriman Middle, and Elk Ridge Middle. Herriman Elementary serves roughly 712 K-6 students; multiple additional elementary schools are distributed throughout the city's subdivisions.

Herriman Real Estate FAQ

Herriman's median sold price is approximately $572,500 to $587,000 as of mid-2026, with a price per square foot of roughly $214 to $220—among the most affordable in Salt Lake County for new construction. The average home value including pending appreciation is closer to $609,000. Prices moderated slightly year over year (down roughly 3.9 percent). Verify current figures against live MLS data.

Downtown SLC is approximately 24 miles north of Herriman, about 32 minutes off-peak. Salt Lake City International Airport is roughly 21 miles away, about 26 minutes—notably closer than downtown because of Herriman's southwest position. South Jordan retail and employment is 10 to 15 minutes north. Silicon Slopes in Lehi is 30 to 40 minutes via Bangerter Highway and the Mountain View Corridor.

Herriman's housing stock is almost entirely newer construction—virtually post-2000, most post-2010. Single-family homes are the dominant product type, with a growing townhome and condo inventory near the Mountain View Corridor. Ivory Homes is the dominant builder with 38-plus communities in the area; Richmond American Homes builds Anthem; D.R. Horton is active. The Panorama master plan will add further single-family, townhome, and apartment product across multiple builders.

Both cities are in Jordan School District with similar price ranges, but Herriman offers newer construction on a hillside setting with Oquirrh Mountain trail access and Blackridge Reservoir. Riverton is more established, with larger lots in older subdivisions and Mountain View Village as its lifestyle anchor. Riverton has a direct Bangerter Highway connection to I-15; Herriman's freeway access requires going through South Jordan.
