South Jordan's amenity story centers on Daybreak's Oquirrh Lake—a 67-acre freshwater lake opened in 2005, where residents kayak, paddleboard, and canoe (motorized boats are not permitted; a watercraft permit is required). The lakefront SoDa Row district combines retail, restaurants, and the Eastlake Pool resort-style complex. Downtown Daybreak adds America First Square (the new 8,000-seat AAA Salt Lake Bees ballpark, opened 2025), a Megaplex theater, a seasonal outdoor ice rink, and an outdoor amphitheater. The Watercourse—paddling channels winding through the upper villages, fully opened in 2024—extends the water-recreation network. Seven community pools, 48-plus parks, and 40 to 50 miles of connected trail loops serve Daybreak residents. Outside Daybreak, the Jordan River Parkway trail system runs through South Jordan with direct access from the city's established west-side neighborhoods.

Getting Around

South Jordan is one of the most transit-connected cities in the south valley. Two TRAX Red Line stations serve Daybreak: the original South Jordan Parkway Station and the newer South Jordan Downtown Station adjacent to America First Square. The South Jordan FrontRunner station is one of the commuter rail system's most-used park-and-ride stops, with roughly 575 free spaces and direct rail access north to downtown SLC and south through Silicon Slopes to Lehi and Provo. Downtown SLC is approximately 19 minutes by car off-peak. The Mountain View Corridor (SR-85) runs along Daybreak's western edge; UDOT is converting it to a full freeway with an estimated 2030 completion.

Daybreak: Utah's Master-Planned Community

Daybreak's scale is without equal in Utah real estate. The community covers 4,100 acres of former Kennecott land at the foot of the Oquirrh Mountains, with a planned buildout of more than 20,000 homes and approximately 9.1 million square feet of commercial space. The original master plan—designed by new-urbanist planner Peter Calthorpe—organized the community into walkable village centers around Oquirrh Lake, with each village featuring its own parks, pools, and retail. Larry H. Miller Real Estate has owned the remaining development land since April 2021 and continues building out final phases. Buyers must understand the three-tier HOA structure: a master association, sub-associations for specific villages or product types, and in some cases a Benefited Service Area—plus the 0.5% Community Enhancement Fee paid by the buyer at closing on every title transfer.

Schools

All of South Jordan is served by Jordan School District. Daybreak students attend Daybreak Elementary, Eastlake Elementary (which offers a Mandarin Chinese immersion program), or Aspen Elementary (opened fall 2021). Mountain Creek Middle School serves the Daybreak area; Herriman High School (opened 2010, approximately 2,784 students) is the designated high school for Daybreak residents, less than 10 minutes from the community. Bingham High School serves South Jordan areas outside the Herriman HS boundary.

New construction single-family starts in the mid-$600,000s.

South Jordan is approximately 17 miles from downtown SLC, about 19 minutes off-peak. The airport is roughly 18 miles away, about 22 minutes off-peak. TRAX Red Line from South Jordan Downtown Station reaches downtown SLC by rail, and the FrontRunner South Jordan Station connects to the entire Wasatch Front commuter rail network.

Daybreak's master HOA fee is approximately $144.50 per month in 2026, paid quarterly, covering Oquirrh Lake access, community pools, trails, parks, and events. Sub-associations add fees on top of the master, especially for condos and townhomes. A separate Community Enhancement Fee of 0.5 percent of the gross sales price is paid by the buyer at every closing—on a $600,000 home, that is $3,000. South Jordan is dominated by Daybreak's walkable village concept, lake amenities, and direct TRAX and FrontRunner access. Riverton is a more traditionally suburban city with larger lots, fewer HOA fees, and Mountain View Village retail. South Jordan's median price is similar to Riverton's, but Daybreak's transfer fee and multi-tier HOA add buyer costs. Riverton has no equivalent master-plan lifestyle amenity but offers more lot size for the dollar.
