About the area

Bountiful is Davis County's oldest city, first settled in 1847 and substantially built out today, which means buyers here find mature, established streetscapes rather than active subdivisions under construction. The city spans two distinct characters: the central grid and valley-floor neighborhoods, where mid-century ramblers and split-levels sit on established lots with mature trees, and the East Bench, where custom and semi-custom hillside estates rise above 4,500 feet with sightlines across the Great Salt Lake toward Antelope Island. Val Verda, on the southwest side, offers the most accessible entry into the market starting in the low $500Ks.

Amenities & Lifestyle

Bountiful's outdoor amenity anchor is the Mueller Park Trail, a 4.1-mile out-and-back route gaining 764 feet from the trailhead at the end of 1800 South, with the option to extend to a 12-mile round-trip to Rudy's Flat in the upper Wasatch. The Bonneville Shoreline Trail runs the ridgeline at Northridge Drive, connecting to the broader Salt Lake County trail network. The "Bountiful B"—a hillside letter visible across the valley—marks the terrain above the central bench. Day-to-day retail centers on Bountiful Towne Center, and the Bountiful Recreation Center offers an indoor pool and fitness facilities for residents. The Bountiful Utah Temple grounds are illuminated nightly and visible from much of the valley. The Legacy Parkway Trail provides a dedicated north-south cycling corridor for commuters heading south into the SLC metro.

Getting Around

I-15 on-ramps sit within approximately one mile of most Bountiful neighborhoods, putting downtown Salt Lake City 15 to 20 minutes south and the SLC International Airport 15 to 20 minutes away via I-15 and I-215. The nearest FrontRunner commuter-rail station is in the East Bountiful and Woods Cross area (outside Bountiful city limits); riders typically use the station at 200 W 400 S in North Salt Lake or the Woods Cross station. The Legacy Parkway Trail offers a protected bike-commute route south from Bountiful into the greater SLC metro, running parallel to Legacy Highway (SR-67) for most of its length.

Bench Views & Canyon Access

East Bench homes in Bountiful sit above 4,500 feet in elevation, producing sightlines that sweep over the Great Salt Lake, Antelope Island, and the full Salt Lake Valley to the Oquirrh Mountains on the far side. The Mueller Park trailhead, reached from the end of 1800 South, opens a 4.1-mile canyon hike gaining 764 feet to Mueller Park itself, with a further extension to 12 miles at Rudy's Flat for those who want a full-day backcountry route. Below the bench, the 1857 Bountiful tabernacle anchors the historic core as the oldest chapel in continuous use in the state.

Bountiful Real Estate FAQ

Central grid and west-side ramblers typically range from around $500,000 to $700,000. East Bench custom homes and hillside estates generally run from $750,000 to over $1.2 million, with premium view lots at the top. The citywide average in early 2026 was roughly $565,000 to $572,000. Verify current pricing against live MLS data before making decisions.

Bountiful is approximately 7 miles from downtown Salt Lake City, making it the closest Davis County bench community to the city center. The drive takes roughly 15 to 20 minutes via I-15, and the SLC airport is similarly 15 to 20 minutes away via I-15 and I-215. The nearest FrontRunner station is in the East Bountiful and Woods Cross area.

Bountiful's housing stock ranges from mid-century ramblers and split-levels on the central grid and valley floor to custom and semi-custom hillside estates on the East Bench. Townhomes and condos are available near the valley floor. Val Verda on the southwest side offers the most accessible entry point. The city is largely built out, so new construction is limited to occasional custom in-fill on the upper bench.

Both sit on the Davis County southern bench with strong SLC commute access, but Bountiful is the larger, older, and more established city with a broader range of home styles and price points. North Salt Lake is the county's southernmost city and has Foxboro, a newer planned community with trail connections and HOA amenities, alongside the Eaglewood Golf Course corridor. Bountiful's East Bench homes tend toward mature custom builds; Eaglewood Cove in North Salt Lake has large custom lots still available for new builds.
