About the area

Lehi suits buyers who want newer homes and a short commute to Utah's tech economy—Silicon Slopes employees, first-time buyers seeking accessible new construction relative to Alpine or Highland, and households that value amenity density and FrontRunner access. It offers the widest range of housing in the area: production-builder townhomes and single-family homes, large master-planned communities such as Holbrook Farms by Ivory Homes, and bench and custom homes climbing toward Traverse Mountain. Entry townhomes start around the $400,000s, production single-family homes generally run $550,000 to $800,000, and bench or custom homes reach $800,000 past $2 million, with a 2026 city-wide median near $593,000 across an unusually deep inventory. Beneath the build-out sits a genuine historic core—the 1906 Lehi Roller Mills and the Lehi Main Street Historic District, both on the National Register.

Living in Lehi

Amenities & Lifestyle

Lehi's anchor is Thanksgiving Point, a nonprofit campus drawing about 2.8 million visitors a year to its 55-acre Ashton Gardens, the Museum of Ancient Life, the Museum of Natural Curiosity, the Butterfly Biosphere, Farm Country, and a Megaplex theater, with the Tulip Festival each spring. The Outlets at Traverse Mountain add 80-plus stores along SR-92. Historic downtown keeps the operating Lehi Roller Mills (the filming location for the 1984 film Footloose) and the Hutchings Museum, while the Murdock Canal Trail and Utah Lake offer cycling and water recreation. Day-to-day, Lehi residents rarely need to leave the city for shopping, dining, or entertainment.

Getting Around

Lehi sits at the Point of the Mountain along I-15, with five interchanges inside the city and the SR-92 corridor connecting to the bench cities and American Fork Canyon. Downtown Salt Lake City and the airport are each roughly 30 to 35 minutes north, Provo about 25 to 30 minutes south, and most Silicon Slopes campuses are within 10 minutes. The Lehi FrontRunner station near Thanksgiving Point, open since 2012, links the city to Salt Lake City and Provo/Orem by rail. Peak-hour I-15 and SR-92 congestion is the main trade-off of all the growth.

Silicon Slopes: Living in Utah's Tech Corridor

Lehi is the core of Silicon Slopes, Utah's tech corridor. Adobe opened its Lehi campus in 2012 and expanded it in 2022; Ancestry is headquartered at Traverse Mountain; and Microsoft and Oracle operate nearby. Texas Instruments acquired the large former Micron/IM Flash semiconductor fabrication plant, a facility that at its peak produced one in fourteen flash-memory chips made worldwide. The growth is real estate as much as employment: X Development's purchase of a five-building, roughly 750,000-square-foot office campus along I-15 was reported as Utah's largest real estate transaction of 2025. That job base, paired with new-construction supply and FrontRunner access, is the main reason Lehi has grown from about 47,000 residents in 2010 to more than 90,000 today.

Schools

Lehi is served by the Alpine School District, which includes Lehi High School, Skyridge High School, several junior highs, and many elementary schools. Alpine School District is splitting effective July 1, 2027, and Lehi is assigned to the new Aspen Peaks School District (with Alpine, Highland, Cedar Hills, American Fork, and part of Draper). Confirm current attendance boundaries for any address at alpineschools.org.

Lehi Real Estate FAQ

Lehi offers Utah County's widest price range. Townhomes and smaller single-family homes start around the $400,000s, production single-family homes generally run $550,000 to $800,000, and bench or custom homes, including Traverse Mountain, reach $800,000 past $2 million. The 2026 city-wide median is roughly $593,000. Verify current pricing against live MLS data.

Yes. Lehi is one of the fastest-growing cities in the country, and builders are active across the city. Master-planned communities like Holbrook Farms offer new single-family homes and townhomes, and bench developments add custom product. New construction is often weighed against resale value, so compare both before deciding.

From Lehi, downtown Salt Lake City and Salt Lake City International Airport are each about 30 to 35 minutes by car via I-15 in off-peak traffic. Silicon Slopes job campuses inside Lehi are 0 to 10 minutes away, and Provo is about 25 to 30 minutes south. Peak-hour I-15 congestion is a known trade-off.

Lehi sits lower at the Point of the Mountain and offers the area's widest range of homes, heavy new construction, and the shortest tech-campus commutes. Alpine and Highland are higher on the bench, with larger lots, higher price points, and a quieter, established estate character. All three are in the Alpine School District today, which becomes the Aspen Peaks School District on July 1, 2027.

Yes. The Lehi FrontRunner station near Thanksgiving Point opened in December 2012 and connects to both Salt Lake City and Provo/Orem. With five I-15 exits inside the city and the SR-92 corridor, Lehi is one of Utah County's most connected cities, though peak-hour congestion is a known trade-off.
